It's official. The Millennia Companies has completed its acquisition of Eureka Gardens and three other low-income housing properties in Jacksonville.
Millennia will invest more than $44 million in renovations to the properties, according to an email sent to WJCT News. The average construction cost across all four properties is more than $56,000 per unit.
Millennia also purchased Moncrief Village Apartments, Southside Apartments and Washington Heights Apartments.
Each of the complexes is being renamed along with the renovations.
Eureka Gardens Becomes Valencia Way
Improvements to units at Valencia Way on the Westside near Cassat Avenue will include new kitchens and bathrooms, new furnaces and central air conditioning, energy-efficient fixtures and new appliances.
The $24 million renovation will also make improvements to the 38 buildings’ exteriors. The 400-unit complex will be getting new roofs, windows, doors, lighting and landscaping.
Amenities will include an expanded and renovated community building with an exercise room, library study room, computer lab and a full kitchen. Outdoor amenities will include a playground, car care area, a new recreation area and a pergola with outdoor seating.
Construction is expected to be finished by the fall of 2020.
Southside Apartments Becomes Palmetto Glen
More than $4.5 million is scheduled to be spent on what will become Palmetto Glen on the city’s Southside near New Mt. Calvary Church. Renovations are expected to start in January and be completed in the spring of 2020.
Improvements to the units will include new furnaces and central air conditioning, new cabinets, countertops and plumbing, fixtures and energy efficient appliances.
Millennia said it will also make improvements to the exterior of the property that will include new roofing, new windows and doors, exterior lighting, paint, and landscaping.
The community center will be renovated to include a library study room, computer lab, and a full kitchen. The property will also include a car care area and an outdoor recreation area featuring a four-square court.
Construction is expected to be completed in the spring of 2020.
Washington Heights Apartments Becomes Calloway Cove
An estimated $10.6 million will be spent renovating the 23-building, 200-unit complex on Jacksonville’s Northside.
Renovations to the units at Calloway Cove will include new kitchens and bathrooms, energy efficient fixtures and new appliances. Planned improvements to the buildings’ exteriors are scheduled to include new roofing, windows and doors, lighting and landscaping, walking paths and gardens.
An expanded and renovated community building will include an exercise room, library study room, computer lab and full kitchen. An outdoor playground, car care area and a volleyball court are also coming.
Completion is expected in the spring of 2020.
Moncrief Village Apartments Becomes The Weldon
This 26-building complex with 94 units in the Moncrief area of Jacksonville will be getting a $4.6 million overhaul that is expected to be completed by the end of 2019. Improvements at The Weldon will include new kitchens and bathrooms, fixtures and energy efficient appliances.
Millennia also will make improvements to the exterior of the property that will include new roofing, new windows and doors, exterior lighting, paint, and landscaping.
There will be a new community building with a library study room, computer lab and full kitchen. Outdoor amenities will include a half-court basketball court, car care area, playground and picnic pavilion.
