280-Unit Apartment Project Proposed Along Philips Highway

The site for the proposed apartments is the former Masterfit Golf Teaching and Fitting Academy.

England-Thims & Miller Inc. filed civil engineering plans with the St. Johns River Water Management District and the city for Stanmore Wells Creek.

The proposed 280-unit apartment development is along the east side of Philips Highway and north of Wells Creek Parkway, according to WJCT News partner the Jacksonville Daily Record.

Houston-based real estate investment trust Stanmore Partners LLC, through Jax Philips Hwy Apts LLC, amended the land use designation and rezoned the property to commercial residential office in September to develop the apartment community.

The 19.13-acre property, currently unused, contained the Masterfit Golf Teaching and Fitting Academy.

The property, at 11723 Wells Creek Parkway, is 1.3 miles south of the Florida 9B interchange along Philips Highway in Southeast Jacksonville.

The area has been transitioning from agricultural to residential and commercial uses with the emergence of the Bartram Springs, Nocatee and Wells Creek subdivisions.
