A once vital but long-vacant industrial warehouse complex in Jacksonville's Rail Yard District is getting a new lease on life as a multi-phase, mixed-use development that investors say has the potential to make the Urban Core a destination.
Dennis + Ives is under construction at 1505 Dennis St. by developer 95 Arch Partners QOZ Fund LLC.
Plans call for repurposing the roughly 7.15-acre site to transform it into creative office space in Phase 1. That will be followed by a diverse mix of restaurants and retail shops all within easy walking distance of the planned 30-mile McCoys Creek Emerald Trail recreation project.
